I belive there is ecological impact with this development but ground clearance has been permitted in advance which may have destroyed natural habitat. Tree protection order is in place also on this site.

Objection to housing allocation PrC3/h28:
This build will be incredibly disruptive to residents of Bethesda Road. The road will become busy and unsafe during the build, particularly for the many children who walk to Tumble Primary School, and parking (which is limited to on-road for many houses) is going to become even more limited.
Ecology - There are a number of trees along the line which have TPO's attached and provide habitat for protected species (such as the Green Woodpecker). It is possible important pollinator species exist here as the site is in such close proximity to Mynydd Mawr Woodland Park where there are known species of protected butterflies.
There is likely asbestos presence on the land from the removal of the old factory.

The single access point to this sight lays just opposite my house, the road will become busy and unsafe during the build, particularly for the many children who walk to Tumble Primary School, and parking (which is limited to on-road for many houses) is going to become even more limited during and after the build.
There are a number of trees along the line which have TPO's attached and provide habitat for protected species (such as the Green Woodpecker). How can you guarantee these will remain undisturbed?
There is likely asbestos presence on the land from the removal of the old factory - how is this going to be addressed so that it does not become a public health concern for workers on site and local residents whilst work is taking place?
Ecology of the area - the last extension to planning application for this site was rejected due to outdated ecological surveys. It is possible important pollinator species exist here as the site is in such close proximity to Mynydd Mawr Woodland Park where there are known species of protected butterflies. I have also personally seen bats and protected birds on the site. Unfortunately there have already been a number of incidences where potentially essential habitat at this site has been cleared before these surveys have been conducted, of which I have provided photographic evidence previously.
The person who previously applied for planning on this site has an extremely poor reputation as a builder. He has left developments unfinished, messes on main roads during other developments and is generally well known in the area as being a "cowboy builder". Is this person still the owner of the land, will they be overseeing the development and how can you guarantee these houses are going to be built to an acceptable standard that doesn't diminish the house prices of the current Bethesda Road properties?

In principle I support. I would stress though that any development should be considerate to the current residents (there are rumours of dangerous substances such as asbestos in the area - this should be carefully handled).

Trees with protection orders should also be protected.

The area should also ensure that the pavement provision is adequate, especially considering that schoolchildren may live there and that the road is quite narrow and busy. A stipulation should be included within any plans that pavement be installed where there aren't any at present.

Bethesda Road is already struggling with the volume of traffic travelling and cars parked on pavements blocking access to for pedestrians. Additional housing will make the issues significantly worse and dangerous for residents currently living on the road.
There is also an issue with no additional services being provided to support additional people in the location such as access to GP's, education, childcare, etc.
Also the loss of hedgerows currently on the site for birds and small animals.
The proposed developer is also concerning due to significant issues with developments he has already built going back 20 years.

Subsidence: There are signs of this in the houses next to the area of development will this enhance the problem.
Asbestos: has this been cleared or buried?
Planning: more areas in the street have applied for planning again causing more traffic.
Ecology: wild life threatened.
Sewage + drainage: already problems without extra housing.

Objection to housing allocation PrC3/h28 and offers comments on appropriate ways to progress the development:
Bungalows are sparse in the area and so should be included in any plans. Low level dwellings only are appropriate, a maximum of 25 dwellings with a green space. Two oak trees with TPOs and a hedge on the boundary of the site to be maintained in situ, giving privacy to both older and newer residents. Concerns on S-bend at Bethesda Chapel to School entrance lane - dangerous and unsuitable for large vehicles, with pavement only on one side of road – must be improved.

Ni ddylid caniatau mwy na 30 o dai i’w datblygu ar y safle. Gorau oll os gellid cael ystâd o fyngalos. Yn sicr nid tai tri llawr. Codwyd Neuadd Bethesda sydd wrth ymyl y safle arfaethedig cyn dyddiau y dwyster traffig sydd ar y ffyrdd heddiw.

The site is in Bethesda Road, Tumble

No more than 30 houses should be allowed to be developed on the site. All the better if it could be an estate of bungalows. Certainly not three-storey houses. Bethesda Hall, which is adjacent to the proposed site, was built before the days of heavy traffic that are on the roads these days.

Bethesda Hall is permitted by Bethesda Congregational Church to be hired for community use in and around the village and car parking spaces in Bethesda Road are very limited and already an issue. There is also a need to protect the beautiful oak trees on the border of the site with Bethesda Road which have a TSP (Tree Preservation Order).
