Objection to housing allocation PrC3/h28:
This build will be incredibly disruptive to residents of Bethesda Road. The road will become busy and unsafe during the build, particularly for the many children who walk to Tumble Primary School, and parking (which is limited to on-road for many houses) is going to become even more limited.
Ecology - There are a number of trees along the line which have TPO's attached and provide habitat for protected species (such as the Green Woodpecker). It is possible important pollinator species exist here as the site is in such close proximity to Mynydd Mawr Woodland Park where there are known species of protected butterflies.
There is likely asbestos presence on the land from the removal of the old factory.

The single access point to this sight lays just opposite my house, the road will become busy and unsafe during the build, particularly for the many children who walk to Tumble Primary School, and parking (which is limited to on-road for many houses) is going to become even more limited during and after the build.
There are a number of trees along the line which have TPO's attached and provide habitat for protected species (such as the Green Woodpecker). How can you guarantee these will remain undisturbed?
There is likely asbestos presence on the land from the removal of the old factory - how is this going to be addressed so that it does not become a public health concern for workers on site and local residents whilst work is taking place?
Ecology of the area - the last extension to planning application for this site was rejected due to outdated ecological surveys. It is possible important pollinator species exist here as the site is in such close proximity to Mynydd Mawr Woodland Park where there are known species of protected butterflies. I have also personally seen bats and protected birds on the site. Unfortunately there have already been a number of incidences where potentially essential habitat at this site has been cleared before these surveys have been conducted, of which I have provided photographic evidence previously.
The person who previously applied for planning on this site has an extremely poor reputation as a builder. He has left developments unfinished, messes on main roads during other developments and is generally well known in the area as being a "cowboy builder". Is this person still the owner of the land, will they be overseeing the development and how can you guarantee these houses are going to be built to an acceptable standard that doesn't diminish the house prices of the current Bethesda Road properties?

Disagree, the allocation of the site within the LDP for residential purposes has been subject to full consideration through the site assessment methodology. As part of this assessment process a detailed site pro forma has been prepared.
