* increased flood risk to houses in Llangennech as explained by NRW to Llangennech Community Council
* worsen serious traffic problems here all the way from M4 junction at Tal-y-Coed to the Llangennech lights. Turning out of Talyclun is a nightmare. Residents have to travel out of Talyclun for all amenities
* Joining a new road into the Llangennech traffic lights will increase waiting time at the lights, and cause even longer tailbacks, affecting residents and businesses across Llanelli.
* Increase air pollution from stationary traffic
* Worsen low water pressure problems.
* Inadequate sewerage infrastructure
* Encroaching on greenbelt

Already problems disposing of surface water and sewage.
Flood risk to properties down in Bynea.
Lack of road infrastructure many more additional cars using Station Road, , Genwen Road, the Penygraig area, and Heol y Mynydd and further traffic congestion problems in Bynea, Llangennech, Bryn, Pemberton and Llwynhendy.
Planning application at Gwndwm Mawr, Station Road, Bynea turned down by the Planning Committee saying "generates an unacceptable level of traffic on the surrounding road network which would reduce highway safety on the network or reduce the amenity of residents along the route,"

IF this candidate site is designated for residential development, then NO entrance to the site should be allowed from Clos y Gerddi, which should be kept as a quiet cul-de-sac, and not be allowed to become a potential rat run.
Furthermore, IF this candidate site is designated for residential development, there should be a green space between the end properties of Clos y Gerddi and any potential development on this site, to protect the privacy and amenity of existing properties in Clos y Gerddi.

Council officers previously identified 11 grounds for refusing planning.
Increase flood risk to existing properties in Pembrey.
Longstanding problems of sewerage overflow from pipes crossing farmland on this coastal plain
Increased Traffic dangers in the immediate vicinity.
It will worsen the traffic situation at the Sandy Road lights. Council's own figures show traffic queuing for 15 - 20 minutes to get through Sandy Road, a situation that the Council been unable to resolve since the installation of the lights in October 2017.

Representations have been made to be about the problems of access to this site. It looks to me like tandem development, which is contrary to planning policy.

Site borders on long established quiet cul-de-sac , site is situated behind existing properties and does not front onto the main road. So access might be proposed through Penlan significantly changing character of the area, and vastly increasingl traffic.
Disastrous impact on current residents' enjoyment of their homes, as they back onto green fields. Unfortunately, properties are often packed in right up to the boundary of new sites with no regard for impact on existing properties. Large amount of new housing recently been built in this area, and more currently being built, so no need to use this site.

Impact of flooding on neighbouring properties
Overload of existing surface drainage and sewage facilities
Dangerous traffic access out onto Fforest Road
Cause traffic congestion at the Black Horse roundabout and throughout Hendy and Pontarddulais, and increase tailbacks at the M4 junction
Over-intensification of development without sufficient infrastruture
