Pembrey and Burry Port Town Council wishes to express its deepest objections regarding the density of the proposed properties. We reserve the right to issue a detailed objection should the sites listed be included in the Local Development Plan.

Representation Summary:

Development in this area would have a significant detrimental effect on Court Farm, one of the few remaining Tudor houses in Carmarthenshire. It could also affect an ancient footpath (known locally as 'Mucky Lane'), an example of a holloway which has probably existed since Tudor times, and may even have originated in the Iron Age.
Development here would cause traffic congestion on the A484, and add to the major problems with drainage in Pembrey village. It would also negatively affect ecology the area, which provides habitats for species such as foxes, badgers, tawny owls, pipestrelle bats

Respondent: Mrs Margaret Ricketts

Representation Summary:

This would increase the traffic on the A484 considerably. There are lengthy delays daily due to the development on Sandy Road since the construction of hundreds of houses in the area.
There are already drainage problems which have been a long standing situation of both run off and sewerage.
Di-spite a new school being build in the village it will not be adequate to offer places for such an increase in population.
There is only one surgery in Burry Port which is already under pressure. Therefore many Pembrey residents have to travel to Kidwelly for a doctor's appointment.

Representation Summary:

Concern regarding increase in volume of traffic using A484, and knock-on effects.
Especially worried about increase in traffic using Mountain Road to avoid congestion problems on A484.
Mountain Road is in no way capable of carrying more traffic. The increase already over the past few years has resulted in this road becoming extremely dangerous, with the occurrence of accidents and many 'near misses'.

Representation Summary:

1. A484 main road through Pembrey is unable to cope with the amount of current traffic.
2. The A484 is the main road used by Emergency vehicles to both Prince Philip and Glangwili
hospital.
3. The amenities/infrastructure in the village, sewage, refuse collection, school, health centre
are severely oversubscribed at present. They would not be able to cope with the extra
volume of people.
4. Access to site would create a hazard to local householders.

Representation Summary:

Far too many houses on this proposed development. Great concern over drainage and water overrun and off the fields plans do not sufficiently address this. Residents very concerned about flooding which is already an issue.
Increased traffic on A484 will be hazardous and dangerous due to the location of Garreglwyd which plans to service potentially 200+ vehicles.
Wildlife habitate of dormice and bats threatened and they need to be protected.
The Heritage site Court Farm will no longer be seen and will be a great loss
The green belt of Pembrey is going to sadly disappear.

Respondent: Ms Jessica Howard

Representation Summary:

My objection is based on the increased risk of flooding, increase in volume of traffic, loss of habitat for wildlife including bats and voles and due to the lack of amenities to cope with the increase in population- specifically gp services which are unable to cope at the present, school places, etc. There are other sites in the area which are much more appropriate for development, this is not appropriate.

Respondent: Mr Paul Hargood

Representation Summary:

My opposition is based upon the following concerns:

1. Planning Application - Planning application for this land has been turned down a number of times

2. Traffic dangers and congestion

3. Surface water flooding issues and sewerage

4. Impact on local infrastructure and amenities - Doctor / dental surgeries and schools are at full capacity without the extra burden that a 100 families in this development could bring.

5. Listed building consideration - Cwrt Farm is currently a Grade 11* listed building.

6. Visual impact

7. Loss of habitat and hedgerows

Representation Summary:

I object to this plan as it will very significantly increase traffic which will overwhelm surrounding roads.

There are also issues with availability and access to amenities for the new and existing residents, such as access to schooling, sewerage, etc.

Respondent: Mr Nicholas Cliffe

Representation Summary:

If the access is from Mountain Road then this is wholly unsuited to additional traffic.
The A484 is already seriously congested with large queues forming every morning/evening.
Pembrey is a tourist area and promoted as such by Carmarthenshire County Council (Country Park, Cefn Sidan beach, Race Track, etc) and heavy traffic/congestion will put visitors off.
This development will have a detrimental effect on the setting of Court Farm - a grade 2* listed building.
Pembrey Mountain is a haven for wildlife and these must be catered for and protected.
Flooding is a real risk for local residents.

1. Traffic dangers
2. Surface water flooding issues and sewerage
3. Listed building consideration - Cwrt Farm is currently a Grade
11*listed building.
4. Impact on local infrastructure, amenities and local communities -
Doctor / dental surgeries and schools are at full capacity without the
extra burden that this and other developments could bring.
5. Welsh Language and culture
6. Visual impact
7. Loss of habitat and hedgerows

Representation Summary:

1. Traffic. Garreg Lwyd access road totally unsuitable. No foot-way for part of its length. Too narrow and dangerous access on to the A484, already regarded as being, at peak times, saturated.
2. Drainage. No provision for surface water run-off. No stream or river within 5 miles.
3. Infrastructure not in place to cope with this amount of development.:- Surgery and schools.
4. Site is outside response time for fire service attendance within government guidelines. As previously stated to Pembrey & Burry Port town Council by chief Fire Officer.
5. Sewers not capable of increased inputs.

Representation Summary:

Pembrey is not a 'Growth area' is not sustainable having lost of Post Office and Corner shop.
This site, on the steep Northside of A484, is in the Special Area of Pembrey Mountain. The development too dense, will create too much traffic onto A484, overload the sewers and increase the flooding risk. The oncost to the Council of setting and maintaining the site will be too much. Affordable homes are not suitable. It will ruin the Footpath 57/57 and damage all sustainability targets. The site will ruin the 'Court Farm' listed building site and thwart development of another Tourist attraction

Representation Summary:

This site is unsuitable for the following reasons:
Adverse affect on drainage and overloading of the sewerage system. Increased risk of flooding to existing properties and to local footpath and cycle track.
Difficulties in traffic access to site and knock on problems to traffic on main road through Pembrey.

Representation ID: 1836

Received: 14/02/2019

Respondent: Ms Pauline John

Representation Summary:

The respondent strongly objects to the site being included on the next LDP. It is stated that sites SR/016/003, 016 and 018 would have access to Mountain Road Pembrey which is currently unsuitable for a large volume of traffic especially at rush hour and school times.

It is claimed that an increase in population, would have a detrimental impact on the hard and soft infrastructure of the area. It is envisaged that disruption will be caused by building work. It is claimed that there are a lack of services in Pembrey (eg shops and post office), and there is concern that the area is becoming a "ghost town" between 9-5 due to limited employment opportunities.

Reference is made to the capacity of the A484, with specific reference to Sandy Road and there is concern at the impact on the area's tourism offer and environment. It is claimed that the Kidwelly and Burry Port area should be curtailed as south west wales as oppose to becoming a commuter belt for south east Wales.

Representation Summary:

We object to the inclusion of a number of sites in Pembrey in the Local Development Plan - SR/016/003, SR/016/015, SR/016/017, SR/016/006, SR/016/018.
The A484 is already extremely busy with traffic going to the Country Park, Pembrey Motor Sports and Ffos las. Pembrey would experience even longer tailbacks, similar to those near Sandy Park Roundabout.
Surface water and sewerage is a concern. Danlan Park has recently had major repair works to the sewerage system. More properties in Pembrey would increase the strain on an already overload system. Concern has been expressed about the working capacity of the Lloetrach Pump House.
