Already large amount of development in Betws, including two lots on Colonel Road. there would be an increase in traffic on Colonel Road, of which the bottom end is already a potential accident spot due to cars parked on side of road. There would surely be a devaluation to my property and a loss of privacy from new overlooking properties. Loss of two popular footpaths. Loss of habitat for wildlife. I suffer from a mental illness and enjoy the peace and quiet of Colonel Road. Building the proposed site would have a negative impact on this.

Insufficient Drainage/Sewerage - currently having issues with water running through our garden.
Traffic & Safety - Roads can't cope with current traffic level. Proposed new junction on Colonel Road dangerous for drivers and pedestrians.
Noise & being overlooked reducing privacy - This will not only have a detrimental effect on our health and Wellbeing.
Reduction in green area - which will affect public footpaths, local wildlife and will also effect the wellbeing of residents.
Public Services - Burden on already overstretched public services for example Schools, Doctor surgeries, Elderly Care.
Full information attached.

We would like to object and comment on candidate site submission
SR/004/022
We are concerned that if a number of houses are built behind our property this will cause issues with drainage/sewerage.
We are also concerned about the traffic that this will cause.
We are also concerned if properties are built behind us then there will be an increase in noise and a reduction in privacy. It looks like there is a total disregard for our green areas, which will affect public footpaths, local wildlife and will also effect the wellbeing of residents.

My reasons of objection. Potential loss of public footpath, loss of another green area instead of using existing brownfield areas. Extra traffic which would need to pass by an old people's home/ Extra pressure on an existing primary school i.e possibly a new school would need to be built, drainage and flooding problems due to the restriction of the current drainage and sewage system. Restrictions of the existing in the area due to the rapid expansion in recent years in the Betws area.

I & my neighbours are extremely concerned about what it means for people 'on the ground' living near the Candidate Sites, particularly SR/004/035 & SR/004/022.
These are relatively large plots of land that up until now have been agricultural. Concern is also raised for the rest of Betws.
The concerns relate to the erosion of agricultural/rural land and the pressure on services. Over the years there has been a huge amount of development in the area.
Other matters of concerns are: loss of natural habitat for wildlife including woodland, trees & hedges; drainage; road capacity; impact on Public footpaths; Sewerage.

The communities concerns are not only for the immediate vicinity but are also for those who reside below this area.
Access to and from the area is of great concern, which would cause further congestion and pollution to the local area.
There are old colliery workings under the area.
Water run off is another concern, there are already issues with the bottom part of Betws Road flooding.
There are already long standing issues regarding the sewerage/drainage system in the area, again any new development would increase these problems.
The sites have two rights of way running through them and locally public footpaths are limited.
The loss of habitat in the areas would not be acceptable as there are Royal Ferns and Oak trees growing.
The site also encroaches into the rural/agricultural land that leads to an area of natural beauty.

The proposed area for planning is a natural habitat for many animals and there is major drainage problems there.
Colonel Road already suffers with speeding traffic and things will only get worse.
The rural outlook is one of the reasons that I purchased my property nearly 30 years ago and I am one of many on this road who object strongly against the proposals.

There has already been a significant amount of recent development in the area e.g. along Colonel Rd/Woodlands estate etc that has affected services and quality of life for the residents. We believe that the infrastructure in the area has already been significantly impacted and would not sustain further development. Please see main comments below compiled by us and other residents relating to sewage, drainage, traffic and environment.

We would like these sites to remain agricultural land at the foot of an area of natural beauty as Mynydd y Betws
Further development in the open countryside above the existing level / edge / band would be detrimental to the area of Betws and the quality of life of it's residents and should be protected.

We would like to object to these plans as we feel this will completely alter the peaceful way of life that local residents enjoy and indeed moved here for.
The additional traffic alone is reason enough to object. Colonel Road is not designed to cope with any more.

The respondent strongly objects to this development and would be devastated if a housing estate were to be built. It is stated that the area is such a lovely quiet place, which is why the respondent moved there (feeling of being semi-rural). Reference is made to existing sites being built. There are concerns at increased volume of traffic and reference is made to current difficulties on Colonel Rd (poor visibility parked vehicles etc). Reference is made to drainage issues as it stands and it is claimed that building on the proposed land would make the situation worse. The respondent does not believe that the system could cope, which also includes the sewerage systems etc. Due to other developments having already taken place in the area, there would be a great impact on wildlife conservation and it is claimed that they would already have been a loss of so much natural habitat. The respondent states that there is a need to look at conservation of the natural area. There is concern at the loss of peacefulness and with overlooking onto properties. There is concern at increased noise and removal of privacy.

The respondent objects citing impact on infrastructure and increase in traffic using local roads - inc Colonel Road - which it is claimed is a danger at present. It is claimed development will negatively impact on quality of life and be detrimental to wildlife. Concerns are expressed in terms of drainage (land is currently self-draining) and it is stated that gardens and fields below these fields are regularly flooded. Reference is also made to the capacity of local services (including Doctors, Dentists and local schools) and the impact upon the area's older residents.
Concern is expressed in relation to potential loss of public footpaths, whilst current problems on sewerage since the developments of Woodlands Park and Brodawel are cited. Water pressure and electricity supply issues are cited, whilst there is reference to significant private mining in the area in the past (with concern at destabilising). It is stated that the majority of the people in Woodlands Park and Brodawel have brought property to have peace and quiet in their remaining years and do not need the stress of all the added noise and traffic as well as worry as to the effect on their day to day lives.
