There are a number of concerns in relation to SR/049/019.

These include the detrimental impact to the current residents of Balfron,
Haulwen, Maes Y Delyn, Gwernllwyn, Erwauglas and the bungalow near the second entrance. Overlooking of these properties and the subsequent loss of privacy. Change to the character of the immediate surroundings. Future development should be sympathetic including limiting development to bungalows and dormer bungalows as opposed to houses.

I wish for my previous observations submitted on the outline planning for SR/049/019 be considered for future planned developments. These submissions are attached for reference.

Mae'r adeilad presennol ar safle Maesygwern yn safle ar gyfer masnach. Rwy'n gwrthwynebu'r newid yn y defnydd o fasnach i ddatblygiad tai.

Gwrthwynebaf adeiladu tai o fwy nag un llawr ar y safle, gan fod hyn yn ymyrryd ar breifatrwydd yr holl dai sydd ar hyd Heol Caegwyn.

Does dim lle addas i wthio ty rhwng Bancyberllan a Bronllwyn - byddai hyn yn dwyn golau oddi wrth y ddau leoliad, ac yn ymyrryd ar breifatrwydd.

Mae'r llif traffig ar hyd Heol Caegwyn wedi cynyddu'n aruthrol yn ddiweddar, ac o adeiladu mwy o dai, mi fydd hyn yn creu problemau dwys

Drefach village development sites would be unsuitable and put extra burden on utilities and amenities. Including:
1. Water supply.
2. Sewerage.
3. Facilities at surgery - access to doctors, nurses etc. already limited.
4. Dental care availability.
5. School capacity for primary and secondary school pupils.
6. Traffic problems due to increase in volume.
7. Parking facilities outside houses causing use of nearby streets.
8. Lack of local employment.
9. Change ethos and character of the village into non-Welsh speaking losing present Welsh language and community spirit.
10. Change landscape, sites are locate on green fields rather than brown sites.

- increased traffic and resultant road risk;
- potential adverse effects on Welsh Language and culture;
- increased risk of pollution and air quality

They are opposite each other on a busy road through the village which is especially busy in morning rush hour & evenings going home & when A48 is closed for any reason the traffic is diverted through Drefach. They are close to a busy junction & a busy garage / supermarket & more traffic at this entrance points will be difficult & dangerous with buses & lorries turning.
