Safleoedd Ymgeisio a Gyflwynwyd / Candidate Site Submissions

Representation ID: 222

Received: 29/01/2019

Respondent: Mr Paul Davies

Representation Summary:

There are a number of concerns in relation to SR/049/019.

These include the detrimental impact to the current residents of Balfron,
Haulwen, Maes Y Delyn, Gwernllwyn, Erwauglas and the bungalow near the second entrance. Overlooking of these properties and the subsequent loss of privacy. Change to the character of the immediate surroundings. Future development should be sympathetic including limiting development to bungalows and dormer bungalows as opposed to houses.

I wish for my previous observations submitted on the outline planning for SR/049/019 be considered for future planned developments. These submissions are attached for reference.

Yours Sincerely,
Paul J. Davies

Mae'r adeilad presennol ar safle Maesygwern yn safle ar gyfer masnach. Rwy'n gwrthwynebu'r newid yn y defnydd o fasnach i ddatblygiad tai.

Gwrthwynebaf adeiladu tai o fwy nag un llawr ar y safle, gan fod hyn yn ymyrryd ar breifatrwydd yr holl dai sydd ar hyd Heol Caegwyn.

Does dim lle addas i wthio ty rhwng Bancyberllan a Bronllwyn - byddai hyn yn dwyn golau oddi wrth y ddau leoliad, ac yn ymyrryd ar breifatrwydd.

Mae'r llif traffig ar hyd Heol Caegwyn wedi cynyddu'n aruthrol yn ddiweddar, ac o adeiladu mwy o dai, mi fydd hyn yn creu problemau dwys

Representation Summary:

Drefach village development sites would be unsuitable and put extra burden on utilities and amenities. Including:
1. Water supply.
2. Sewerage.
3. Facilities at surgery - access to doctors, nurses etc. already limited.
4. Dental care availability.
5. School capacity for primary and secondary school pupils.
6. Traffic problems due to increase in volume.
7. Parking facilities outside houses causing use of nearby streets.
8. Lack of local employment.
9. Change ethos and character of the village into non-Welsh speaking losing present Welsh language and community spirit.
10. Change landscape, sites are locate on green fields rather than brown sites.

Gwrthodwyd caniatad cynllunio yn y gorffennol i'r tir yma. Defnydd diwydiannol oedd iddo a fel hynny y dylid parhau. Ni ddylid codi tai yma gan y byddai hynny yn ymyryd ar breifatrwydd y trigolion sydd yn byw ar hyd Heol Caegwyn.
Byddai'r datblygiad yma yn creu mwy o drafnidiaeth ar sgwar y pentref
sy'n barod yn drwm gan draffig ar wahanol gyfnodau o'r dydd. Dylid
ystyried y problemau a geir yma'n barod yn sgil loriau o'r chwarel leol a bysys?
Cofier hefyd yn aml y dargyfeirir traffig o'r A48 ar hyd y B4310 pan fo damwain ar y ffordd ddeuol

They are opposite each other on a busy road through the village which is especially busy in morning rush hour & evenings going home & when A48 is closed for any reason the traffic is diverted through Drefach. They are close to a busy junction & a busy garage / supermarket & more traffic at this entrance points will be difficult & dangerous with buses & lorries turning.
