Gateway Resort is a long-established and successful tourism complex which
attracts large numbers of visitors to Carmarthenshire each year and generates
visitor spend at numerous other services, facilities and attractions throughout
the county. It is one of Carmarthenshire’s most successful tourism facilities
and offers a range of accommodation with ancillary visitor activities. It is
ideally located adjacent to the Millennium Coastal Path (an Active Travel
Approved Route) and also the Wildfowl and Wetlands Trust centre.
Its designation would not lead to additional environmental pressure as the
venture is already well-established, but instead could lead to the fostering of
sustainable growth and allow for wider economic activity. Its continued
development would be in keeping and in character with the local area and will
ensure continued tourism revenue and a deliverable source of future economic
growth.
In addition, the formal recognition of tourism development at this location:-
· would not be detrimental to the amenity of adjacent properties;
· would satisfy recognised sustainability objectives;
· would not have a detrimental impact on the landscape or nature
conservation interests.
Furthermore, the site is not impeded by any access, ground condition, flood
risk, hydrological, ecological, archaeological or land ownership related
constraints and its delivery is assured.
A full description of the site's development potential and merits has previously
been provided in the candidate site submission, to which reference should be
made.
The formal designation of this site as a recognised tourism facility would be
fully supported.
The Plan does not identify existing tourism facilities. The policy framework set out within the revised LDP allows the potential development for tourism and the visitor economy where it is appropriately located. Any proposals submitted will be considered against the revised LDP policies.
