Over-development of rural area. Loss of valuable agricultural land. Waste water/sewage/rainwater/system in the area cannot cope already. Increase in traffic accessing busy trunk road. Increased traffic leading to increase danger for local nursery and schoolchildren walking to bus pick up points. Ditch at bottom of land already floods and greater area of hard surface would increase flood risk that could then affect properties opposite.

Land should not be included as suitable for development. If it is included then the maximum number of residences should be prescribed.

The Dŵr Cymru pumping station in Manordeilo is already insufficient for dealing with foul water.
