Representation Summary:

1. Access
If access is allowed to any proposed development through Heol Derwen the increase in traffic would be intolerable for residents. The roads in the Heol Derwen estate ar unadopted. This is because they do not meet the standards aof the County Council as regards surface,pavements, etc

The access from the entrance to the estate to Black Lion Road is very poor. The visibility is bad because of the nearby brow of the hill on Black Lion Road. There have been several serious accidents here in recent years.

I do not see how access could be safely arranged to the new Cross Hands Economic link road.

2. Proximity to Industries
The original Cross Hands Industrail park ( Leekes etc) is an unfortunate mix of retail and mixed industry. There are already complaints from residents about the nearby abbatoir. Any new development would be even closer. There are also a lot of complaints about noise from some of the industries and this development would be closer to the source of the noise.

3. Habitat
I understand that the area is a species rich habitat

In conclusion I think that a site visit is essential in order that planners can see the problems for themselves.
