Representation Summary:

More specific constraints which will impact on the viability and delivery of the four proposed sites include:

Highway safety and access. Accident records will indicate that there have been several accidents at the entrance of Plas-y-Fforest. Cars slowing to turn right onto Plas-y-Fforest have been overtaken by cars passing from behind and not realising the car in front is turning onto Plas-y-Fforest. Further development will intensify the use of this access and thus increasing the risk of a dangerous accident. In addition, it is unclear how and access point for SR/069/010 would work. Two access points in close proximity would be unsafe.

Sewers and pumping station It is understood these are at capacity. The cost to the developer to increase the capacity of the sewer and pumping system could potentially make the development unviable and undeliverable. It would certainly reduce the contributions the development could make to education and affordable housing.

Gradient. The land is so steep. The gradient would increase the build costs of the development and affect viability and deliverability. It is also likely to affect surface water runoff and may cause drainage issues.

Adverse amenity on existing dwellings. There is potential for the new development to impact on the existing houses in terms of overbearing and loss of natural light.

Impact on existing facilities. The impact on the local schools and GP surgery will need to be fully considered.

In summary, these four sites are not considered to be appropriate for the above reasons. Please ensure that this email of objection to land submission on the four sites listed (SR/069/010, SR/069/011, SR/069/012 and SR/069/013), is put on file.
