6. Additional public transport services could be facilitated through the proposed development.
7. The site is located within close proximity of frequent public transport services and facilities.
8. Environmental Health/Amenity The development of the site will not create a potential nuisance in terms of air, light, pollution, noise or waste.
9. No flood risk
10. There are no heritage constraints.
