Representation Summary:

The sites proposed at Plas-y-Fforest are not previously developed land (brownfield). The farmyard cannot even be considered as brownfield as PPWs definition clearly excludes 'land and buildings currently in use for agricultural or forestry purposes'. The four sites proposed at Plas-y-Fforest are also not within the existing settlement boundary. Consequently, the Local Authority should exhaust all brownfield opportunities within the settlement boundary before considering sites beyond the boundary.

The Plas-y-Fforest sites are considered edge of settlement, and not particularly suitable or sustainable.

No employment sites within a reasonable distance, in addition to local facilities and shops.

The allocation of these sites do not in any way minimise the need to travel as walking and cycling on such hilly land is not easy.

The proposed sites are not suitable as they are safeguarded for potential mineral extraction in accordance with Policy MPP3 of the current Carmarthenshire LDP. SR/069/010 is on land safeguarded for sand and gravel plus high specification aggregate sandstone and igneous rock.
