Any development on the site would cause flooding to properties on Penygarn Road as the land is sloping and heavy clay. The public highway alongside the land is a single track road.The local infrastructure would not cope,school is oversubscribed.The site is located next to heavy industry, (carbon factory and concrete works).There is no housing shortage in Tycroes.
