First and foremost, is there any actual evidence for the need for another 300 houses in this area: where exactly are new buyers coming from and where are they going to find employment in an already crowded market? Even if there were evidence, the proposed development is totally disproportionate for the size of Llangunnor. There are already traffic and parking issues, particularly along Pensarn and Lon Penymorfa and another 600 cars would only make the situation worse. The local school is understood to be at capacity and 300 new houses would put further strain on an already stretched infrastructure.
