1. Traffic. Garreg Lwyd site road is totally inadequate to accommodate the extra vehicle use. Together with SR/016/016, will cause traffic GRID-LOCK on this estate and access off the A 484.
2. Drainage. No local stream or river to accommodate surface water run-off. Only the 'canal' which already is at capacity and additional input could cause flooding elsewhere in Pembrey.
3. Infrastructure. No free capacity at local school. No spare capacity at local surgery.
4. Is outside the government response time for attendance of fire appliances as previously stated to the Town Council by the Fire Chief for the area.
