Representation Summary:

This site is very very long overdue for some action and it makes common sense to utilise it for mixed use in the absence of any other progress on the unused parts of the site. The location is sustainable being the nearest group of candidate sites to the train station and Town Centre. There needs to be a generous amount of parking on the lower site to accommodate this growing Town and the concrete on the lower site makes it challenging and costly for any developer to build there. There are flood barriers in place on the lower site similar to those in Carmarthen where commercial developments have increased. In view of the resident support for housing in the centre close to amenities then the upper parts of the site has good access, good views, sustainable ,close to schools, local pub, etc. Some of the commercial property has been leased. Leases to date have been relatively short term lasting from one to three years. It is hoped current business tenants will remain.
