- Site is large and not in proportion to the rest of the settlement. Could significantly expand and therefore change the character of the settlement
- Served by no more than two buses a week and beyond walking distance for many likely residents to the nearest town (especially in poor weather). Would significantly increase the number of vehicles travelling in the area and therefore affect both carbon emissions and air quality adversely.
- Absolutely no facilities or amenities whatsoever and very little infrastructure such as superfast broadband
- No evidence of deliverability.

I am writing to state my objection based on the below points
Roads into the village are single track and cannot manage an increase in traffic.
Current Sewage system struggles to manage current population.
Proposed Land is subject to surface flooding on a frequent basis.
Houses in Penybanc have been on the market for a long period and have sold at much less than their value. This could impact on this further.
