Representation Summary:

I am objecting to the Land Development Plan SR/069/006 for a number of crucial reasons.
There appears to be no resources allocated to ensure that the extra pressure on roads, school capacity, surgery places or building on land that already has been designated as prone to flooding has not been addressed.
The two roads which will have to cope with the massive increase in traffic are totally inadequate, one a single track (3.01m wide) up Bronallt Road and the A48 is also effectively single lane, due to cars parking on both sides of the road.
No consideration for residents.

Summary
These candidate sites do not comply with the following
Strategic Policy - SP 19: Waste Management
Strategic Policy - SP 8: Infrastructure
Strategic Policy - SP 17: Transport and Accessibility
Strategic Policy - SP 15: Climate Change
increased pressure on the River Loughor as per TAN 15 quoted below.
Strategic Policy - SP 11: Placemaking, Sustainability and High Quality Design.
* Development in these areas would be in an SLA ,special landscape Area,and as such does not sit well in the existing,natural and local Character of the area and does not enhance biodiversity .

based on the following strategic policies
Strategic Policy - SP 6: Employment and the Economy
Strategic Policy - SP 8: Infrastructure
Development will need to be directed to locations where the infrastructure, services and facilities considered necessary to deliver and support the development proposal are available. current Infrastructure at these sites is not available or sustainable
- SP 12: Rural development
As per SP 13 this development would not enhance this SLA , and would certainly have an adverse effect on the biodiversity of the river . This objection would also apply to SP14 especially regarding landscape and conservation areas

Further development in the Pontardulais/Hendy/Fforest area will have a significant effect on the infrastructure, services (surgey, school, etc.) and road access to J48 of the M4. Hendy primary school has not increased in size since I attended nearly 50 years ago. It is already diffiult to get appointments at Pontardulais surgery and traffic is already conjested at J48 of the M4 with poor layout at this junction causing tailbacks joining the M4 from either Hendy or Llanelli. Tailbacks already stretch back onto the motorway on exiting the M4 from the east during evening rush hour..

Respondent: Mr Paul Coleman

Representation Summary:

I have two main areas of comment:
Infrastructure and Traffic.
Any future development in this area MUST be accompanied by a proportional increase in school places and doctors surgery places. sewerage and water supply.
Bronallt Road is already being used as a short cut between the motorway at J48 and Fforest, Llanedi and Tycroes. This road already carries far too much traffic, often speeding - it was not intended to be used as a major thoroughfare or trunk road. The junction of Bronallt, Carmarthen and Fforest Roads is already dangerous - increased traffic can only make it worse.
Plan responsibly!

I wish to protect the greenfield site for future generations. The reason being that is a special land scape area. In addition any development on this land would contravene EQ6, TAN 15, SP12, SP13, SP15, SP17 and PPW para 9.2.2. Developing the land would also go against the wellbeing Act.

I live 2 door down from forest garage and I see a lot of wild life in this area fox's buirls and more it would be devastating to see their home destroyed..

Respondent: Mr Steffan Williams

Representation Summary:

Fforest road is already extremely busy and highly congested on a frequent basis, which is heightened at peak times. The road is already unable to accommodate two cars passing, without additional traffic created from further residential development off this road. Traffic is often queued back leading to significant congestion in an already overdeveloped village. Another concern is that additional traffic as a result of further development would surely impact on the safer routes to school initiative and compromise the safety of pedestrians in the Fforest area. Moreover current facilities would not offer sufficient capacity to cope with further residential development.

Representation Summary:

Following public consultation , a meeting of Llanedi Community Council Council on the 6th February 2018 agreed that we wish to object to all future large scale (5 plus houses) proposals for residential development in Hendy and Forest. Significant development has already taken place in recent years in the area. We are also concerned about the impact of future developments in Pontarddulais on our community.
Our specific objection to this candidate site includes concerns over:
* increasing traffic
* access
* services (Doctors/schools)
* utilities (sewerage)
* flooding
* local wildlife/environment
* dilution of culture of the village/ Welsh language.

I wish to protect the greenfield site for future generations as it is a Special Landscape Area. Any development on this land would contravene EQ6, TAN15, SP12, SP13, SP15, SP17 and PPW para 9.1.2, and would also go against he Wellbeing Act. Also, Fforest cannot cope with any more development due to lack of infrastructure, increasing road and motorway congestion, increasing pollution, and the detrimental effect on existing property prices that would occur on houses near these green areas. There are also rare birds of prey and wildlife habitats which must not be disturbed. Please respect our beautiful village.

Representation Summary:

We are supporting the application as Fforest Garage is a brownfields site. The garage business and MOT testing station are not well supported by the local community and it does not generate enough income to make it viable to upgrade the premises. This is evident in the decline of the visual aspect of the property.

Rwy'n gwrthwynebu'r cynllun datblygu lleol arfaethedig sy'n cynnwys SR/069/005, SR/069/003, SR/069/001 ac SR/069/006 yn ardal pentref y Fforest, ger Pontarddulais. Rwy'n ystyried ei fod yn bwysig gwarchod y tir gwyrdd hwn ar gyfer cenedlaethau'r dyfodol ar sail ei fod yn Ardal o Dirwedd Arbennig. Yn ogystal, byddai unrhyw ddatblygiad ar y tir hwn yn mynd yn erbyn EQ6, TAN15, SP12, SP13, SP15, SP17 a PPW paragraff 9.1.2 yn ogystal â bwriad ac ysbryd y Ddeddf Llesiant.

I object to the proposed local development plan which includes SR/069/005, SR/069/003, SR/069/001 and SR/069/006 in the Fforest village area, near Pontarddulais. I consider it important to protect this green land for future generations on the basis that it is a Special Landscape Area. In addition, any development on this land would go against EQ6, TAN15, SP12, SP13, SP15, SP17 and PPW paragraph 9.1.2 as well as the aim and spirit of the Well-being Act.

* Rydym yn parhau i wrthwynebu cynnwys unrhyw ddatblygiadau cynllunio pellach yn ardaloedd Yr Hendy a'r Fforest o fewn y Cynllun Datblygu Lleol ar gyfer 2018-2033, a hynny oherwydd yr adeiladu sylweddol a fu dros y blynyddoedd diwethaf.
* Rydym o'r farn hefyd y dylid dileu'r ardaloedd i'w datblygu a glustnodwyd yn y CDLl blaenorol, yng nghyd-destun Yr Hendy a'r Fforest.

* We continue to object that any further planning developments in the Hendy and Fforest area be included in the Local Development Plan for 2018-2033, due to the significant construction work in recent years.
* We also believe that the areas identified for development in the previous LDP should be removed, within the Hendy and Fforest area.
