I am concerned that there are three potential development sites marked off Church Road, Gorslas. This would be in addition to the new Primary School to be developed in the park. Traffic is already bad on Church Road, especially at rush hour and weddings / funerals in the church, and with large Green's lorries using Church Road as well. I do not believe that Church Road and the junction at the bottom with Llandeilo Road / Six Ways is sufficient to cope with the increase in traffic if all three potential development sites are included in the LDP.

I OBJECT to this site being in the LDP because (1) the scale of any proposed development would be out of context with the semi-rural nature of Gorslas village, with a visually overbearing impact on the surrounding area (2) the resultant increase in traffic volume would cause the existing bottleneck at the bottom of Church Road to worsen, particularly near the proposed rear entrance of the new primary school, (3) air quality pollution levels on Gorslas Square and near the new primary school would become unacceptable.

Representation Summary:

Concerns have been expressed locally with regards to the candidate sites along Church Road, Gorslas (SR/ 067/ 002; SR/067/ 012 & SR/067/ 015) - particularly in regard to the increase in traffic that these developments would generate. The development of the new village primary school, which will have access from Church Road is expected to generate additional traffic flow along Church Road, and residents are concerned that further housing development will result in difficulties in exiting Church Road, particularly at peak times.

New homes will put even more new traffic outside our homes and causing mayhem at six roads junction and Cross Hands roundabout, these are congested already and the new school has yet to be built.

I guess that there would be around 600-800 houses built between both sites. This would mean that there would be significant increase of more vehicles on the surrounding roads that are already congested especially at peak times i.e. the six ways junctions and Cross Hands roundabout. Given the site location and areas, I would imagine that there would be a proposal to built 600 - 800 homes on that land. Our roads are all congested already, can schools cope with the extra demands? Facilities are poor in Gorslas as there is no local post office etc. Six ways is horrendous every day.

Development on the sites would cause further congestion on the roads, disrupt habitats, ruin the scenery, decrease property prices, turn a village into a city full of pollution, ruin the close-knit community spirit. Also we do not have enough local amenities for the current community at present.

Representation Summary:

During the past five to ten years, there have been so many houses built in the Penygroes, Gorslas, Cefneithin and Cross Hands area which further puts strain on to the A476 Llandeilo Road and Gorslas square. The aim of the Cross Hands Economic Link Road Phase 2, "providing traffic and safety benefits on the A476 Llandeilo Road and the associated junctions at Gorslas square and A48 roundabout" seems flimsy at its best. What should be done, as well refusing the two sites mentioned, SR/067/015 and SR/067/008, and should have been done many years ago, is built a fly-over at the Cross Hands roundabout for the A47 which is at present, an accident hot-spot.

Representation Summary:

(i) Meeting Future Demand: There was a recognition of the need for limited and targeted developments appropriate in scale and nature to provide for the future housing and other needs of the young people to enable them to remain and live in their local communities as well as for other specific groups within the community for whom the provision of suitable housing within their locality would be appropriate.

(ii) Scale and density: The developments proposed in the draft plan were considered to be inappropriate and unnecessary to support the demand within the area. The proposed increase in capacity would totally overwhelm and subsume the existing communities permanently altering and changing the unique character and culture of the area.

(iii) Infrastructure: The existing infrastructure and utilities including roads, schools, water, sewage, electricity are felt to be fully utilised or near capacity and as such would not be able to support developments on such a scale.

(iv)Information/Consultation: There was a frustration from the public at the lack of clarity with regard to the process, timescales and when and how they could input into the process as well as when decisions relating to the draft L.D.P would be made.
