The new estate recently built in this proximity, has inadequate open space for the local children to play or for local adults to relax and this land should be used for recreation / leisure or have a community centre / hub there for the needs of the local residents, which would serve Penygraig, Genwen and Station Road some 2,500 people in total.

The local infrastructure cannot cope with this including sewage removal , roads or schools as this area of land would mean around 300 houses if a comparison is taken with the normal density of new builds.

This development is not sustainable as the local infrastructure, (sewage removal, sewage pumping station, roads or schools) is inadequate for an extra build of some 250 houses which on current density would be the case.
