I object for the following reasons:
1. over development of area
2. it would turn area into a commuter conurbation
3. detrimental impact on Welsh language
4. detrimental and irreversible impact on nature and ethos of the community
5. detrimental impact on Special Landscape Area
6. unsuitable land due to flooding and hidden springs - over development would not allow water to run down to the river
7. inadequate infrastructure to cope with more development - situation has reached saturation point already
8. greenfield site needs to be protected as agricultural land for Future Generations
