OPEN COUNTRYSIDE SITE
It is a green field site in open countryside and development would be clearly visible on the hillside from the Llandyfan/Derwydd road.
ACCESS
Access is via a narrow track (200 metres) with access rights held by four parties. Vehicles frequently meet and are forced to reverse up to 100 metres. There are no opportunities for widening to include passing places as adjoining land is not owned by the applicant.
CONDITION OF ACCESS LANE
The access track is in poor condition and major works would be required to upgrade it.
