The respondent deems the site to be unsuitable, citing that there are already problems with surface water and floods due to building new sites in the village on a flood zone. There is reference to the site's planning / LDP history, with commentary provided on site access/ visibility and traffic issues. Commentary is provided on the issues facing the lower and upper fields. In relation to the lower field, there is a focus on surface water, flooding and waste water concerns. It is claimed that there are issues with insurance whilst concerns are expressed in terms of education provision capacity. It is claimed that a development would not reflect the existing built form. There is concern at the loss of agricultural land yielding excellent crops annually.
