Proposed scale and density of development is not within character of the
current area. Residents of this area have chosen to live in rural
surroundings. This development does not fit the character of the area.

Roadway and access is inadequate for a development of this scale.

Loss quality agricultural land (top field)

Frequent issues with flooding and surface water (lower field). Site is not
suitable for development.

Considering the nearby development areas (Foelgastell and Cefneithin) it's
doubtful that there is demand for another development of this scale in the
area.
