*Part of site is at risk of flooding (see attached). Floodwater already runs down from these fields. A reduction of land capable of absorbing water will compound the issues and impact existing properties.
*The implications increased level of traffic passing over the level crossing which at current levels already brings the town to a standstill.
*Site outside of town boundary and is a green field site. Brown field sites exist within the town which should be developed first.
*Sewerage network is at/near to capacity. Adding additional volume to the network would require upgrade or risk environmental damage in the area.

This development area SR/163 010 is classed as a flood plain area and act as sponge soaking the water. So if its going to be develop all the water is going to cause flooding on other properties .And another problem is the access to the site it will be coming out to a very fast road.

Representation Summary:

I strongly disagree with this site being considered for residential development due to the flooding of this area ,there is a small river that runs down the side of this land which has flooded the road etc, it has raised around five feet in the past and our bungalow is situated below this field. Also the entrance will be near a bend and a very busy road also I do not think how the existing sewerage system would cope with it all.

Candidate site SR/163/010 Land at Parkview
Comments on Whitland Candidate sites highlighted by residents.

Longstanding concerns have been raised by residents about the flooding in this vicinity from the stream to the East of the candidate site. The impact of any large developments will need careful consideration to mitigate the effects on the dwellings from Bethania back to the North and over to the East towards Trevaughan Farm. My own knowledge is that one property to the South of Trevaghan has a flood gate and has regular incidents of water carrying mud covering the yard and up to the door. The velocity of the water has lifted the tarmac at Trevaughan on the bridge over the stream where the water raises up and flows over the height of the bridge.
