The new estate recently built in this proximity, has inadequate open space for the local children to play or for local adults to relax and this land should be used for recreation / leisure or have a community centre / hub there for the needs of the local residents, which would serve Penygraig, Genwen and Station Road some 2,500 people in total.

In the local area the roads are already congested, with the development of more housing road congestion will increase, leading to health issues and possible accidents.
There are no more available school places
Demand for medical services, including a doctor is high now and with additional homes being developed demand will increase.
The area is over developed now, there are few employment opportunities for the local area.
Local services, such as sewerage are stretched now. More housing will place even more pressure on services.
There is a potential for environmental damage which could affect local wildlife.

This area has already been marred with the building of the Persimmon site. Houses already there have been hugely impacted. This green area is on a narrow stretch of road and any building will make it dangerous, the road will not cope with any more traffic. Infrastructure is unable to cope with any more development in this area

This area can only be accessed via junction 48 of the M4, which already has become one of the most dangerous stretches of the motorway and building more houses anywhere within the Bryn/ Llangennech area would be ludicrous and impossible existence for current villagers.

My main two points on these objections now are that there is absolute insufficient and inaequate infrastructure to cope with any extra housing in this area and then the road network is totally unable to cope with extra traffic (llangennech already incredibly congested at all times of the day) - any more cars coming through could be very dangerous to the local community. PLEASE THINK

Insufficient/Inadequate School Places (current residents finding it impossible to find nursery/school spaces)

In summary, I strongly object to this planning request as it wil have a significant impact on congestion/parking, being able to obtain timely healthcare, a detrimental effect on the local wildlife, a sewerage & surface water drainage network that won't be able to cope with the extra demand & being able to get school places for children within the villages.

Increased traffic in an area that is already congested with traffic particularly during school hours. There are now inadequate roads leading to Penygraig, this proposed development will make things worse and increase the risk of a fatality. There will be far more pressure on an already stretched Llwynhendy Health Centre and school. There is also no pharmacy in Bynea.
