- Site contains a play area that would almost certainly be threatened in its current form by residential development on this site
- Site therefore fails to comply with wellbeing and sustainability goals stated in the draft Preferred Strategy
- Offers no benefit to the community but may prove significantly divisive
- No consultation or reassurance given by the landowner either to the local community or to the local Community Council
- Lack of sufficiently sustainable infrastructure and facilities
- No evidence of deliverability based on other unfulfilled sites in the local area

Concern regarding the loss of the Caledfwlch Play Area that forms part of this candidate site. This area has been a valuable amenity for the community for over 35 years.

I have been resident in Cwmifor for 43 years. The application contains a play area which has been in place for 38 years. The site was originally leased from Stradey Park Estate for over 20 years until it was sold privately. A substantial amount of capital was raised by the community to clear the site as it was totally overgrown. It has been extensively used over the period by children and people of the community. If this site is to be included in the LDP the possibility of losing the play area would be a big loss to the community.
