Candidate site SR/034/004 continues to be supported by the promoter.
The site is not within or near statutory cultural heritage, landscape or ecological designations. There are no technical constraints on the site that cannot be overcome or would preclude residential development. The site is sustainably located and there are no pre-requisite infrastructural requirements to enable it to be developed. It comprises a deliverable site according with the PPW requirements for "the supply of land to meet the housing requirements proposed in a development plan (to) be deliverable".
Our previous representations confirm that there is proven demand to develop the site by small to medium size enterprise. The increased emphasis within PPW (at paragraph 4.2.12) for LPAs to support Small and Medium-sized enterprises (such as that with a proven demand in the site) lends further support for the allocation site.
We would welcome dialogue with Carmarthenshire County Council Officers and other parties to provide any further information needed to demonstrate the suitability of the land for development and their identification as allocations in the Revised Local Development Plan.
