Preferred strategy (PS) 6.1.2 - prevent coalescence of settlement (or separate parts of same settlement). This site is separate area distinct from main village of Capel Iwan (CI) and would represent ribbon development.

Large site out of keeping with size and character of settlement.

No access point with sufficient visibility ( on the brow of an incline and narrow lane).

PS 6.99 - Plenty of other sites identified within the existing settlement of CI

PS 6.1.17 availability of services pre-requisite for development. CI has no Post Office, local shop, primary school, pub within walking distance and 2 buses per week.

I would also like to point out tha the Preferred Strategy 6.6.33 states that hedgerows and banks make an important contribution to biodiversity and any proposals should support their retention.

The owner of this land illegally removed the bank and hedge on road side of site , in anticipation of obtaining planning in 2009 even though it was outside the LDP. The Council (ref W/ENF/03542/RC) only escaped Enforcement Notice by planting a few native plants, none of which have grown since 2009! It would be unfair not to take this into account, along with my other objections.

I object to all the planning proposals listed in Capel Iwan. I have no objection to a few properties but this is quite a few properties. The road infrastructure is not up to this extra traffic. I already have people driving into the banks in front of my property slowly destroying them when trying to pass. The roads are mainly single track. People move to villages for there quaintness and quite life. If people want more life they move to town. I feel this planning goes against village life. This amount of development should be directed to towns.

Representation Summary:

I wish to object to the proposed planning in Capel Iwan as I am concerned about the substantial increase of traffic on our roads. The roads around the village are mainly single track and not suitable for such an increase, I regularly walk these lanes and as there are not footpaths or verges it will become dangerous. Capel Iwan is a quiet village that may become town like if all these plans become approved. Keep the big builds to the towns.
