The site proposed is not suitable due to highway safety issues off Tenby Road and lack of access to the site.
In addition, any potential LDP site would cause ecological problems with the current wildlife and their habitat. The candidate site is also close to the A40 and can be effected by the air quality and a lack of sound buffer from the road.
There are also already a significant number of proposed sites in St Clears which will have a detrimental effect of the water and sewerage system but also the lack of capacity at the local school.

is not in keeping with the stylistic context and scale of the local area.
cannot be supported by the infrastructure of the area.
will have an adverse effect on residential amenity of neighbours by overlooking, loss of privacy, loss of existing views.
will have an impact on the water table which already causes problems in heavy rainfall.
will cause a major problem with surface water egress from the site affecting nearby properties.

1 There is a lack of green space in St Clears. This agricultural land is presently used for horse and recreational purposes.
2 This site is 2.9 hectares. Based on a minimum of 30 new build units per hectare will result in at least 100 units being constructed.
3 This will result in increased water and drainage demand, a 500% increase in the traffic of Tenby Road residents along with safety issues, lowering air quality and increasing sound levels.
4 There will be ecological issues and a detrimental effect on wildlife.
5 Local NHS services are already streatched

I object for the following reasons
I am aware that planning already exists for 150 houses within a very short distance .
Highway safety issues
Dwr Cymru are currently struggling with water and sewerage systems in this area
Air quality from busy A40 dual carriageway.
Lack of sound buffer from road.
Major concerns re access.
Long term agricultural site, constantly in use will then result in lack of green space

As a resident of a area that will be affected by this plot being available for potential residential planning I see no benefit for myself or the people around me who share the same views and his a few reasons to consider rejecting this application.

There are currently enough sites in st Clears for residential development.

Increasing the load of traffic on a already busy Tenby road.

Long time agricultural site which could be used in this role still.

Ecological impact on surrounding wildlife.

These are to list as a few and many good reasons to object to this planning.

The respondent registers concerns and objections regarding the proposal and queries the completion and occupation rates on existing sites. It is claimed that more housing for families will place a strain on over stretched amenities such as schools and medical facilities. It is claimed that Dwr Cymru Welsh Water had concerns on previous applications in terms of water supply and treatment.

The respondent states that this has been an agricultural site for some time and this has allowed wildlife to flourish. It is claimed that the building of houses would mean an increase in traffic on the narrow roads that lead in and out of the town. The respondent explains that there are access issues (particularly at certain times of day) and specific reference is made to Pen y Ffordd in this regard. Concerns are also expressed in terms of pollution and parking problems. The respondent concludes by stressing that the contribution of the fields in terms to the community and claims that the loss of this natural green habitat would adversely affect residents.

* There are currently enough sites in St Clears proposed for residential development.
* Long time agricultural site, constantly in use, lack of green space within the town.
* Dwr Cymru are struggling with current demands on the water and sewerage systems.
* Ecological issues - including detrimental impact on wildlife and their habitats. Possible badger sets within the curtilage.
* Highway safety issues off Tenby Road. Busy main road especially with Travelodge and Starbucks at the top. Concerns over access. The traffic lights at the cross roads cannot cope with the traffic at busy times as it is.
* The air quality from the busy A40 dual carriageway. Also lack of sound buffer from the road.
* The services such as the medical surgery cannot cope with the demands placed on it as it is (try getting an appointment).
* Will spoil the amenity of Pen Y Ffordd and Tenby Road residents and reduce the value of the properties.
