Crynodeb o'r Gynrychiolaeth:

Pembrey and Burry Port Town Council wishes to express its deepest objections regarding the density of the proposed properties. We wish to express our concern about how the existing infrastructure and services will cope with the additional population. We reserve the right to issue a detailed objection should the sites listed be included in the Local Development Plan.

Crynodeb o'r Gynrychiolaeth:

Development in this area would have a significant detrimental effect on Court Farm, one of the few remaining Tudor houses in Carmarthenshire. It could also affect an ancient footpath (known locally as 'Mucky Lane'), an example of a holloway which has probably existed since Tudor times, and may even have originated in the Iron Age.
Development here would cause traffic congestion on the A484, and add to the major problems with drainage in Pembrey village. It would also negatively affect ecology the area, which provides habitats for species such as foxes, badgers, tawny owls, pipestrelle bats

Crynodeb o'r Gynrychiolaeth:

Concern regarding increase in volume of traffic using A484, and knock-on effects.
Especially worried about increase in traffic using Mountain Road to avoid congestion problems on A484.
Mountain Road is in no way capable of carrying more traffic. The increase already over the past few years has resulted in this road becoming extremely dangerous, with the occurrence of accidents and many 'near misses'.

Crynodeb o'r Gynrychiolaeth:

I object to the granting of permission to develop any homes within the Pembrey area.

Pembrey is already to capacity and the local infrastructure cannot cope with the current level of population and housing. Traffic jams on Sandy road and traffic having to queue at a standstill to leave the M4 at junction 48 are having an adverse environmental impact and will eventually lead to a loss of life.

Crynodeb o'r Gynrychiolaeth:

I object to the change of use as it will significantly increase the amount of traffic using the Mountain Road from Trimsaran to Pembrey and the A484 which is already has major traffic problems.

Furthermore the Village of Pembrey is not equipped to support another large development, there is not a pharmacy, post office, general store, or doctors surgery and the school has insufficient spare capacity to support a large development.

Crynodeb o'r Gynrychiolaeth:

If the access is from Mountain Road then this is wholly unsuited to additional traffic.
The A484 is already seriously congested with large queues forming every morning/evening.
Pembrey is a tourist area and promoted as such by Carmarthenshire County Council (Country Park, Cefn Sidan beach, Race Track, etc) and heavy traffic/congestion will put visitors off.
This development will have a detrimental effect on the setting of Court Farm - a grade 2* listed building.
Flooding is a real risk for local residents.
Developers have had many unsuccessful attempts to develop this - this should now be removed from the LDP.

Crynodeb o'r Gynrychiolaeth:

My opposition is based upon the following concerns:

1. Planning Application - Planning application for this land has been
turned down a number of times

2. Traffic dangers and congestion

3. Surface water flooding issues and sewerage

4. Impact on local infrastructure and amenities - Doctor / dental
surgeries and schools are at full capacity without the extra burden that a
100 families in this development could bring.

5. Listed building consideration - Cwrt Farm is currently a Grade 11*
listed building.

6. Visual impact

7. Loss of habitat and hedgerows

Crynodeb o'r Gynrychiolaeth:

Council officers previously identified 11 grounds for refusing planning.
Increase flood risk to existing properties in Pembrey.
Longstanding problems of sewerage overflow from pipes crossing farmland on this coastal plain
Increased Traffic dangers in the immediate vicinity.
It will worsen the traffic situation at the Sandy Road lights. Council's own figures show traffic queuing for 15 - 20 minutes to get through Sandy Road, a situation that the Council been unable to resolve since the installation of the lights in October 2017.

Crynodeb o'r Gynrychiolaeth:

Development of this land will cause major drainage and sewerage problems and will worsen flooding to nearby properties and to local footpaths and cycle tacks.
Vehicle access will be problematic and will cause knock on problems of traffic hold-ups on the A484, especially considering the closeness to the junction for Pembrey Country Park

Crynodeb o'r Gynrychiolaeth:

I wish to register my objection to the Site SR/016/016 being included in future LDP on the grounds that Pembrey is currently a village of considerable history interest, and further developments of this size will turn it into little more than a dormitory town. It will lose its identiry and sense of community and the current rural setting will be lost forever. The ongoing issue of flooding remains an issue and will worsen as more green belt is covered over with concrete and tarmacadam, and the already busy A484 will become horrendously more busy.

Crynodeb o'r Gynrychiolaeth:

There is a current planning application likely to go to Committee in the next few months and we have already lodged detailed objections.

While it is difficult to lodge specific concerns at this stage as we know little detail of what is proposed for each site, we are worried at the possibility that if these sites are allowed to proceed it is feasible that upwards of 200 additional houses could be constructed

If this did happen the existing infrastructure would be unable to cope and therefore we would ask that these three sites are not included.

Ymatebydd: Ms Pauline John

Crynodeb o'r Gynrychiolaeth:

The respondent strongly objects to the site being included on the next LDP. It is stated that sites SR/016/003, 016 and 018 would have access to Mountain Road Pembrey which is currently unsuitable for a large volume of traffic especially at rush hour and school times.

It is claimed that an increase in population, would have a detrimental impact on the hard and soft infrastructure of the area. It is envisaged that disruption will be caused by building work. It is claimed that there are a lack of services in Pembrey (eg shops and post office), and there is concern that the area is becoming a "ghost town" between 9-5 due to limited employment opportunities.

Reference is made to the capacity of the A484, with specific reference to Sandy Road and there is concern at the impact on the area's tourism offer and environment. It is claimed that the Kidwelly and Burry Port area should be curtailed as south west wales as oppose to becoming a commuter belt for south east Wales.

Crynodeb o'r Gynrychiolaeth:

I strongly object to al LDP in and around the village of Pembrey that has been submitted, that is SR/016/005, SR/016/018, SR/016/017 and SR/016/016 on the SR/016/016 also known as S/21597 Garreglwyd.
I enclose a letter dated 18 December 2009 from Mr Eifion Bowen, then head of planning, where he stated that over 4,000 objections were received including a proposal that the site be included for development. With the population of Pembrey being 4,301, why did Carmarthenshire County Council accept the wishes of one person and not the wishes of over 4,000 people of the village who were against the proposed development on this agricultural land? Which favoured this one mysterious person over the entire village.
