Pembrey and Burry Port Town Council wishes to express its deepest objections regarding the density of the proposed properties. We wish to express our concern about how the existing infrastructure and services will cope with the additional population. We reserve the right to issue a detailed objection should the sites listed be included in the Local Development Plan.

Although not much information seems to be available on what proposal has been sought, I presume that this would be housing, if so, this would have a detrimental affect on properties which borders the land, specifically any housing would look directly down on our property. this does not take into account the possible noise/dust/Drainage/Wildlife etc that may also affect the area. also, is there any plans for any Consultation regarding this proposal as I only heard about this via word of mouth, no specific details/information appears to have been issued/posted. Could you please advise if this information is available.

This land is not suitable for housing.
There are flooding issues already for the houses adjacent to this land and Gwscwm Road caused by run off from this land. The run off is also dangerous for cars on the Gwscwm Road especially in the winter due to freezing causing black ice.
The land has a severe inclination which is unsuitable for housing.

1. Background development.
2. Surface water run-off. No stream/river in the location to accommodate this water.
3. Gradient of the ground will mean major excavations and engineering works Possibly causing unstable ground and unusable rear/front gardens.

Development of this site could cause flooding problems for the houses below the site on the north side of the A484.
Vehicle access to and exit from the site would be a problem both from a safety and from congestion considerations.
The capacity of the sewage system to take the additional load also needs to be considered.

SR/016/005 - While it is difficult to lodge specific concerns as at this stage as we know little detail of what is proposed for each site, we are worried at the possibility that if these sites are allowed to proceed it is feasible that upwards of 200 additional houses could be constructed
We are of the view that if this did happen the existing infrastructure would be unable to cope and therefore we would ask that these three sites are not included in the revised LDP.

We would like to object on the grounds of concern of surface water runs offs which are already an issue and could only be increased by such a development. Increased volume of traffic and congestion on what is already a very busy route.
